Senior Housing Consultants (SHC) is pleased to announce the successful sale of two assisted living communities (60 total units) located in the Minnesota metro area. Originally acquired in late 2022 by a private investment group; the properties were asset-managed by SHC until their recent sale to a growing investor focused on expanding their assisted living portfolio across the Midwest.
“The two properties in the metro area attracted very strong interest from several different investors,” said Nick Melino, COO of Senior Housing Consultants. “Because the assets were strategically purchased, we were able to implement multiple operating efficiencies over the course of the hold period, such as shared staffing and referral sources. We’re proud to have had a positive impact on both the residents and the ownership group—providing exceptional care and achieving returns above the industry average.”
Over the past 2.5 years, SHC implemented a series of strategic initiatives that significantly enhanced the communities’ performance. These efforts included increasing occupancy, improving operational efficiencies, and completing key capital improvements—both life safety-related and cosmetic. As a result, the investment generated an above-industry return for the ownership group.
